Discover our plans for a sensitive and sustainable retrofit at 27 Soho Square

On behalf of the owners of 27 Soho Square, Kajima Properties is bringing forward a proposal to refurbish this 1980s building on the south side of Soho Square.

The Site

The site currently benefits from an existing planning permission that would have required more intrusive interventions, including the removal of the existing façade and the building’s established upper levels to deliver new residential accommodation.

Having undertaken a thorough review of these plans, Kajima Properties is now proposing a materially more modest proposal to undertake a considerate retrofit of the site, utilising most of the existing building and facade whilst enhancing environmental performance. This approach will also deliver high-quality refurbished commercial space to support jobs, investment, and the long-term vitality of the West End.

Due to its age, 27 Soho Square faces a number of challenges. In addition to MEP systems which are reaching the end of their serviceable life, improvements are also required at the basement and ground level, to enable the building to make a more positive contribution to the surrounding area.

The Challenges

Our proposals will deliver high-quality refurbished office floorspace with improved sustainability credentials, and the introduction of a new restaurant/retail unit on the ground floor accessed from Greek Street.

Updated ground floor materials and façade treatment to better respond to the local setting.

A refurbished and enhanced office entrance, creating an improved arrival experience for office tenants.

Retention of the site’s existing structure, reducing the release of embodied carbon.

New, modern mechanical, electrical and plumbing systems that make the building work better and more efficiently.

A new restaurant/retail unit on the ground floor accessed from Greek Street.

New upper-level terraces at levels 4 and 5 providing amenity space for the office tenants and improved on site biodiversity.

New end-of-trip facilities for office tenants to encourage sustainable modes of transport to and from the site.
